Monthly Checks (2 Minutes)
Visual Inspection
- Look for rust, cracks, or warping on panels
- Check weather stripping along the bottom and sides
- Watch the door move — does it look smooth and even?
- Listen for grinding, squeaking, or popping sounds
Balance Test
Disconnect the opener (pull the red cord). Manually lift the door halfway. Let go. A properly balanced door should stay in place. If it falls or rises, your springs are out of balance — call a technician.
Every 6 Months
Lubricate Moving Parts
Use a garage door lubricant (not WD-40 — it attracts dirt). Apply to:
- Hinges — a small amount on each pivot point
- Rollers — lubricate the bearing, not the track
- Springs — a light coat along the full length
- Torsion bar bearings
💡 Never lubricate the tracks themselves. Clean them with a damp cloth instead. Lubricant on tracks causes rollers to slip.
Tighten Hardware
The door vibrates thousands of times per year. Bolts and brackets loosen over time. Using a socket wrench, check and tighten:
- Roller brackets
- Hinges
- Track mounting bolts
Test Safety Features
- Auto-reverse test: Place a 2x4 flat on the ground under the door. Close the door. It should reverse when it hits the board.
- Photo-eye test: While the door is closing, wave your leg in front of the sensors. The door should immediately reverse.
⚠️ If your door fails either safety test, stop using the opener until a technician fixes it. These are life-safety features.
Annual Checks
Inspect Cables and Springs
Look (don't touch) at the cables running from the bottom of the door up to the drum, and at the springs above the door. Look for:
- Fraying or kinking in cables
- Rust or visible wear on springs
- A gap in the torsion spring (means it's broken)
If you see any of these, call a technician. Don't try to fix springs or cables yourself.
Check Weather Stripping
Weather stripping keeps out rain, cold, and pests. If it's cracked, brittle, or missing sections, replace it. Most hardware stores carry replacement stripping for under $30.
Test the Opener
- Check that the remote and wall button both work
- Test the manual release works smoothly
- Check that the door fully closes and doesn't leave a gap
