Our full maintenance service takes 60–90 minutes and covers every component of your garage door system:
Lubrication
We apply professional-grade garage door lubricant to hinges, rollers, springs, and the torsion bar. Proper lubrication reduces wear, eliminates squeaking, and prevents rust. We use a lubricant specifically formulated for garage doors — not WD-40, which dries out and can attract dirt.
Balance Test
We disconnect the opener and manually lift the door to the halfway point. A properly balanced door stays in place at mid-travel. A door that drops or rockets up has improper spring tension — which strains the opener and creates a safety risk.
Spring Tension Adjustment
If the balance test reveals incorrect spring tension, we adjust the torsion spring to restore proper balance. This is the most critical part of the tune-up — springs that are too loose or too tight wear out prematurely and can cause sudden failure.
Cable Inspection
We inspect both lift cables for fraying, kinking, or uneven wear. Catching a cable that's 80% worn prevents an emergency breakdown.
Safety Sensor Test
Federal law requires all garage door openers to have safety auto-reverse sensors. We test both sensors, verify they're properly aligned, and confirm the door reverses when the beam is interrupted.
Hardware Inspection & Tightening
Every bolt, bracket, and hinge is inspected and tightened. Loose hardware causes vibration, which accelerates wear on all other components.
Weather Seal Inspection
We inspect the bottom seal, side seals, and top seal for cracks, gaps, or deterioration — critical on Long Island where winter winds and salt air are constant threats.
Opener Force Adjustment
We test and adjust the opener's up-force and down-force limits. An opener working too hard shortens motor life. Incorrect limits also affect the auto-reverse safety feature.
